How Do You Calculate the Price Estimate?

We use house price data from HM Land Registry and current listings from Rightmove and Zoopla to give us a starting point. We also apply automatic valuation models (AVMs) that industry professionals and mortgage lenders use to refine our estimates.

We assess the property's size, condition and note any needed repairs. Other factors we look at include garden size, any extensions, parking options, the property’s age. For flats, we consider the lease terms as well. Finally we also need to consider the current market conditions and the required timeline to complete to understand how it will impact the sale of the property.

Our aim is to provide you with relevant data to help you make informed decisions. We encourage you to request our custom market appraisal report and get your free price estimate, which include useful data from a wide range of public data sources.

How Much Will You Offer?

Once we have confirmed some more details about your property we will be able to give you your price estimate. This is the guaranteed amount that you will receive when we sell the property. There will be no fees or deductions to come off the this price, what we agree is what you get paid. The price estimate is typically between 80-85% of the open market value (if it was to be sold with vacant possession) depending on the property and sale conditions.

Are There Any Hidden Fees?

No. We do not charge you any fees to sell your property. We pay for your standard legal fees, marketing costs and surveys where applicable. All of which is clearly stated in our selling agreement. You will get a copy of our selling agreement to review before making any commitment so you can be sure there are no hidden costs. We also have a 14-day cancellation period so if you change your mind you can walk away without any fees or charges.
